What's in a
Blueprint Set:
Each blueprint set is drawn at
1/4"=1' scale and includes the
following drawings:
Artist's Rendering:
An artist's drawing of the home,
usually viewed from the front.
Elevations:
Drawings which show the front, sides,
and rear of the home, including
exterior materials, trim sizes, roof
pitches, etc.
Main Floor Plan:
Shows the placement and dimensions of
all walls, doors, and windows.
Includes the location of beams,
ceiling heights, pertinent interior
elevations, etc.
Second Floor Plan
(if any):
Shows the second floor in the same
detail as the main floor. Includes
second floor
Foundation Plan:
Shows the location of all concrete
footings, floor beams, first floor
framing, and foundation details.
Basement Plan (if
any):
Included if the plan has a basement
alternative. Shows all basement
details. Plans which include
alternate basement stair location or
main basement stair will include a
basement plan. Other plans can be
modified to include a basement
foundation.
Roof Framing Plan:
Shows roof outlines, conventional
framing and/or trusses, beams, roof
framing details, etc.
Details:
Drawings which show specific details
such as fireplaces, stairways, decks,
etc.
Section:
A drawing of a cross-section of the
home. Shows support members, exterior
and interior materials, insulation,
and foundation.
Electrical Plan:
A schematic layout of all lighting
and electrical outlets.
Policies
All drawings are
produced on computer with the utmost
attention to detail. All plans meet
nationally recognized building codes
(CABO and the Uniform Building Code)
at the time and place they are drawn.
Plans by guest designers may be drawn
in a style preferred in their region.
Our plans do not
include an estimate of the cost to
build, because costs vary widely by
region and season. To estimate the
cost of building a plan in your area
before you purchase the blueprints,
we recommend you purchase a low-cost
Review Plan, which should provide
enough information for your builder
to estimate building costs.
Our plans do not
include a materials list, because
materials availability also differs
by region. We recommend the materials
list be developed locally by your
builder. Developing this list gives
your builder the opportunity to
review the plans and specifications
in great detail.
Our plans specify
sizes for doors, windows, fixtures,
and so on, but we do not specify any
manufacturer’s products. The
owner and builder may make product
selections based on taste, budget,
and availability.
Our plans are drawn to
meet or exceed national building code
requirements in effect at the time
and place they were drawn. However,
each state, county and municipality
has its own building codes, zoning
requirements, ordinances and building
regulations. Your plan may need to be
modified to comply with local
requirements regarding snow loads,
energy codes, soil and seismic
conditions, and a wide range of other
concerns. You may also need to obtain
permits and inspections from local
governments before and during
construction. We strongly recommend
that you consult with a licensed
architect or engineer, as well as
your local building code official,
before applying for permits or
beginning construction.
We authorize the use
of our blueprints for the
construction of one (1) residence on
the express condition that you
strictly comply with all local
building codes and other applicable
laws.
Because we have no
control over your construction
process, we cannot make any warranty,
express or implied, with respect to
the content or use of our blueprints,
including but not limited to any
warranty of merchant ability or of
fitness for any particular purpose.
Plan Revision
Services
If you don’t find
the perfect design among our hundreds
of stock plans, we also provide a
full range of design services.
Return/Exchange
Policy
Blueprints are printed
in response to your order, so we
cannot accept returns. However, you
may exchange your entire blueprint
order for an 80% credit toward a new
order. Reproducible Masters may not
be returned or exchanged.
