If you've searched the internet and house plan magazines, but haven't been able to find the perfect house plan,
let us help you create a custom design from scratch.

We'll take your sketches, photographs, magazine clippings, etc. and create all the necessary
construction documents needed to build your new home.

We specialize in the new building codes for the Gulf Coast.

Preliminary Drawings Package
Design Phase

Preliminary Set: $500

.Pdf file of preliminary drawings (including elevations, basic floor plan with room sizes only, and exterior and interior color 3D views) faxed or emailed to you.

If you'd like to see a sample preliminary set, please contact us and we'll email or fax one to you.
After receiving initial preliminary set, you may request any changes needed included with this price. We'll make the changes then send you a new preliminary PDF to look over.
When you've given final approval on the preliminary set, you can decide to have full construction drawings drafted, or take the preliminary plans to a local designer/architect for finished drawings. We do not have to provide finished drawings if you would rather have a local designer/draftsman complete the plans. Some states require a local designer or architect to finish the plans, so please check your local building code.

Final Drawings Phase

If you decide to have us draft the final construction drawings, we can provide construction documents needed to obtain building permits for a package price:

One set of blueprints 24" x 36" finished Construction Drawings Include:

Exterior Elevations
Foundation Plan
Floor Plan(s) + Door, Window Schedules
Electrical Plan(s), Legend
Full Cross-Section
Ceiling Framing Details (if needed)
Framing Plans: Roof and Second floor (if needed)
Cabinet Details w/3D views + any necessary Interior Details
Wall Section showing framing details and hurricane strapping (if required)
Hurricane Strapping Details (if required) and all necessary details and notes to meet building codes for permits

Items you will receive FREE:

UPS Ground shipping in U.S. (if not able to pick up plans from our office) with extra heavy-duty mailing tube for plans storage
.PDF file on CD of finished plans (can be used to obtain more copies of plans at a local printing service)
PDF file emailed to you

Price: 80¢ per square foot under beam
(including garage, porches, finished storage areas).

$500 Preliminary Fee will act as your deposit and be credited to your final balance.

Payment of 50% of the final balance will be due before work on final drawings begins. Final balance will be due before final construction drawings are shipped.

Other designers charge $2 or more per square foot for ONLY elevations, floor plan and foundation plan. With us, you receive custom design work AND permit-ready drawings for less than half the price!

Not included with the Standard Package may be added for an extra fee :

Sets of blueprints: $50 per set
Site Plan- done at either 20'= 1'-0" or 10'= 1'-0" depending on size of lot, this plan shows the building lot and location of the house, driveway, sidewalks, etc. $200
Mississippi Engineer's Stamp- required for homes being built in MS coastal counties that have more than 10' exterior walls and/or more than 10:12 pitch, along with other considerations. Ask us for more details. $500-$1000

Photo-realistic renderings of exterior or interior views, printed on 8 1/2" x 11" photo paper:
$25 per view

Once work has begun on a project, there will be no refund of deposit.

If we ship your blueprints and you then want to make changes, there is a $400 Revision fee.
Please make sure everything is just how you want it BEFORE we begin your final drawings!

Shipping is FREE for US customers if not in the local area.
Ground shipping will take approximately 3-5 business days for delivery.
Express shipping is available for an extra $75 charge due to the weight of blueprints and fuel charges.

PLEASE NOTE:
Final drawings generally take 4-12 weeks for completion
but could be longer depending on the complexity of the house, the number of changes requested, and the number of plans we are working on when your project is submitted. Spring and Summer are our busiest seasons, so plans will take significantly longer during those times. Smaller, simpler plans will have the shortest turn-around time (sometimes as little as 2 weeks!) as well as plans submitted during the Fall and Winter months. We are a small firm and we take the time to give our clients the personal attention they deserve.

Please allow enough time for custom designs to be completed before you need the plans!
