Drafting Only Package

If you do not need design work and ONLY need your sketches turned into
professional construction drawings for permits, we can help!

This is a pared-down package but contains all the required drawings for permits.
No design work is included with this package.

Preliminary Drawing

Preliminary Set: $300

.Pdf file of preliminary drawing (including elevations & basic floor plan) faxed or emailed to you. This is to make sure we have everything you requested on your plans and there are no changes.
After receiving preliminary drawing, let us know if we did not interpret your drawings correctly and we'll make the proper corrections.
If you desire any changes at this point that you did not request initially, there will be a charge of $50/hour to make those changes. (For example, you initially told us you wanted 10' ceilings, but decided after seeing the elevations that you need 9' ceilings instead.)
When you've given approval on the preliminary drawing, we will move into the final drawings phase where we draft your professional construction documents. Some states require a local designer or architect to finish the plans, so please check your local building code.

Standard Construction Drawings Package

One set of 24" x 36" finished Construction Drawing blueprints include:

Exterior Elevations
Foundation Plan
Floor Plan(s) + Door, Window Schedules
Electrical Plan(s), Legend
Full Cross-Section

Ceiling Framing Details (if needed)
Wall Section showing framing details and hurricane strapping (if required)
Hurricane Strapping Details (if required) and all necessary details and notes to meet building codes for permits

You will receive for FREE:

UPS Ground shipping in U.S. (if not able to pick up plans from our office)
Software-produced bill of materials
.PDF file on CD of finished plans (can be used to obtain more copies of plans at a local printing service)
.PDF file emailed to you

Price: 25¢ per square foot under beam
(including garage, porches, finished storage areas).

$300 Preliminary Fee will act as your deposit and be credited to your final balance.

Payment of the final balance will be due before work on final drawings begins.
No drawings will be emailed without full payment.

Other designers charge $1 or more per square foot for ONLY elevations, floor plan and foundation plan. With us, you receive permit-ready drawings for less than half the price!

Not included with the Standard Package may be added for an extra fee :

Site Plan- done at either 20'= 1'-0" or 10'= 1'-0" depending on size of lot, this plan shows the building lot and location of the house, driveway, sidewalks, etc. $200
Blueprints: $50 per set
Mississippi Engineer's Stamp- required for homes being built in MS coastal counties that have more than 10' exterior walls and/or more than 10:12 pitch, along with other considerations. Ask us for more details. $500-$1000

Photo-realistic renderings of exterior or interior views, printed on 8 1/2" x 11" photo paper:
$25 per view

All meetings in office are by appointment only.

If we ship your printed blueprints and you then want to make changes, there is a $400 Revision fee.
Please make sure everything is just how you want it BEFORE we begin your final drawings!

Shipping is FREE for US customers if not in the local area.
Ground shipping for Basic Package will take approximately 3-5 business days for delivery.
Express shipping is available for an extra $75 charge due to the weight of blueprints and fuel charges.

PLEASE NOTE:
Final drawings without design work generally take 2-6 weeks for completion
but could be longer depending on the complexity of the house, the number of changes requested, and the number of plans we are working on when your project is submitted. Spring and Summer are our busiest seasons, so plans will take significantly longer during those times. Smaller, simpler plans will have the shortest turn-around time (sometimes as little as 2 weeks!) as well as plans submitted during the Fall and Winter months. We are a small firm and we take the time to give our clients the personal attention they deserve.

Some states and counties REQUIRE a LOCAL designer or architect to draft house plans, so please check your local building code before contacting us. Unfortunately, if you hire use to draft your plans, and then you find out you cannot use your plans because of this reason, we cannot offer a refund.
