Stock Plans Modifications Package

If you find a plan in our Stock Plan Portfolio that you like,
but you need a few changes, we can help!

The following is a list of common modifications that can be done to any of our plans.

Change Exterior Wall Material
Change Ceiling Heights
Add/subtract Garage or carport
Change Foundation
Add/subtract square footage
Change Exterior Wall Size
SIPS or ICF Conversion: We can take any of our plans and convert them
from stud framing to SIPS (Structural Insulated Panels)
or ICF (Insulated Concrete Form) construction with full construction details.

Price: Modifications are done at a flat rate of $50/hour,
+ the base cost of the stock plan you wish to be modified.

For example, Base Plan: PDF file: $600

Modifications: Make single-car carport into double-car garage,
add brick veneer to sides and rear,
make foundation crawlspace instead of slab-on-grade.

Modifications time: 9 hrs @ $50/hr = $450

Total cost for modified PDF file: $1050

It's Easy!

When you find the stock plan you'd like modified, simply go through our shopping cart and pay for the option you'd like to purchase (blueprints package, vellums or PDF), write the modifications you'd like in the comments box, and pay for your stock plan as usual.
We will contact you and let you know how long the modifications you desire will take and an estimated cost.

If you prefer, you can contact us beforehand and we'll be glad to give you a cost/time estimate before you make your purchase.

After you've purchased the "base" plan (which serves as your "deposit"), we'll make the desired modifications, and email you a PDF file preliminary drawing (3D ext views and basic floor plan).
This is to make sure we have everything you requested on your plans and there are no changes. If you need more changes, we just continue the process until you're completely satisfied.
When you've given final approval on the preliminary drawing, we will move into the final drawings phase where we draft your professional construction documents.
When we're finished with the final drawings, we'll let you know the exact cost of the modifications and a link to go back through our shopping cart to pay.
Modifications charges include all time spent changing design as well as time spent re-drawing final drawings, blueprinting (if necessary) and shipping (if necessary). Average time spent on a modifications package is around 10 hours, but could be less or more depending on the changes you require.

You will receive:

The "Base" plan option you purchased from the shopping cart (for example, package of blueprints or PDF file) modified to your specifications.

UPS Ground Shipping of blueprints is FREE!

If you purchase a PDF file, we will email the file to you at time of payment,
and mail a hard-copy of the file on CD.
It will be at your discretion to have copies made locally at your expense,
but you are free to have as many copies made as you like.
