Our
construction blueprints for stock
plans are designed to meet the 2006
International Residential Code (IRC)
as well as 120 mph wind codes with
hurricane strapping. Most of our
stock plans were originally designed
for local builders, who've built the
plans- so you can be sure they're
"buildable" plans!
Pre-drawn plans are available at a
fraction of the cost of a
custom-designed home.
Each set will
include the following plans:
Exterior
Elevations- this plan shows
the front (done at 1/4" =
1'-0" scale) and the rear and
sides of the house (done at either
3/16" or 1/8" = 1'-0"
scale, depending on size of house),
including exterior materials and roof
pitch.
Floor
Plans- done at 1/4" =
1'-0" scale, these plans show
the placement of interior walls and
the dimensions for rooms, door,
windows, stairways, etc. of each
level of the house.
Foundation
Plan- done at 1/4" =
1'-0" scale, this plan details
the foundation of the house and
includes all dimensions, notations,
and footing details. See individual
plan pages for information on what
type of foundation plan comes with
the Basic set of plans (slab on
grade, crawlspace, basement, etc.) A
different foundation can be selected
for an additional charge, but is
subject to longer shipping times for
modification.
Basic
Roof Plan- done at 1/8"
= 1'-0" scale, this plan shows
the pitch of each roof section and
the direction of slope, including any
dormers, skylights, gables,etc. Some
plans may include a roof framing
plan, showing all rafters, chimneys,
skylights, gables, etc.
Cross-Sections-
done at 1/4" or
3/8" = 1'-0" scale, this
drawings shows the details of the
house as though it were cut in slices
from the roof to the foundation, and
details the contruction of the home,
framing, insulation, etc.
Electrical
Plan- done at 1/4" =
1'-0" scale, this plan shows the
suggested locations for electrical
switches, fixtures and outlets.
Cabinet
Details- done at 3/8" =
1'-0" scale, this plan shows all
cabinet elevations, with sizes and
details shown.
General
Notes- details all IRC
requirements for building code and/or
wind ratings information.
Sample
Standard House Plan
NOTE: Due to regional
variations, local availability of
materials, local codes, and methods
of installation it is impossible to
include much detail on heating or
plumbing. Duct work, venting and
other details vary depending on the
type of heating, cooling system
(forced , hot water, electric, solar)
and the type of energy (gas, oil,
electricity, solar) that you use.
These details and specifications are
easily obtained from your builder,
contractor or local suppliers.
If order is
received by 12 noon (CST), stock
plans without modifications are
shipped the next business day.
If you need modifications
to stock plans, expect 2-4
weeks (fall and winter)
and 3-6 weeks (spring and summer).
Reproducible
Vellums- your plans are
printed on a special paper called
vellum which can then be modified by
a local architect or designer. You
can also have as many copies run from
these at a local print shop as you
need. Please note that we are not
responsible for changes done to our
plans by another designer or
architect.
PDF
file- the PDF file is an
electronic version of the full plans
and is a much better bargain than
printed sets or even reproducible
vellums. You won't have to wait for
your plans to ship, as we can email
the file and you will receive it
within one business day of purchase,
then you can email the file to a
print shop where you can have as many
sets printed as you need, as many
times as you need.
Print only
the sets you need at the time, and in
the size you need! For example, you
may need 2 sets of full size 24' x
36" sheets printed for your
permit. Then once you have the
permit, your builder may suggest he
would like a full set of the plans in
18" x 24" size, and still
another sub-contractor prefers
11" x 17" size paper. Just
have the printer print the sets at
the sizes you request. You have
complete control with a pdf file!
Study
Set- if you need to study a
plan in more detail but not sure if
you want to purchase it yet, order a
Study Set. We will email you a PDF
file showing the floor plan(s) and
all 4 elevations. The plans are
marked "Not for
Construction" and cannot be used
to get a permit or to build from. If
the full set of plans is ordered
within 3 months from the date you
order the Study Set, we will refund
the cost of the Study Set.
Options that
can be added to plan sets:
Site
Plan- done at either
20'= 1'-0" or 10'=
1'-0" depending on size
of lot, this plan shows the
building lot and location of
the house, driveway,
sidewalks, etc. $200
Mississippi
Engineer's Stamp- required
for homes being built in MS
coastal counties that have
more than 10' exterior walls
and/or more than 10:12 pitch,
along with other
considerations. Ask us for
more details. $500-$1000
Photo-realistic
renderings of
exterior or interior views,
printed on 8 1/2" x
11" photo paper: $25 per
view
Louisiana
Engineer's Stamp- foundation
plans for homes to be built
in Louisiana will generally
need to be done by Louisiana
engineer. We can have that
service done for you. Contact
us for details.
Return/Exchange
Policy
Blueprint packages may
be returned within 30 days for a 75%
credit on another set.
Vellums cannot be returned (except
for unopened, sealed packages) due to
ease in reproducing.
PDF file CDs can only be exchanged
for a replacement if CD is damaged in
shipping, or PDF file on CD is
damaged in some way.
