Our
construction blueprints for stock
plans are designed to meet nationally
recognized building codes and will
vary depending on the individual
home. Most of our stock plans were
originally designed for local
builders, who've built the plans- so
you can be sure they're
"buildable" plans!
Pre-drawn plans are available at a
fraction of the cost of a
custom-designed home.
At this time,
not all of our stock plans have been
updated for local
Mississippi/Louisiana newly- enforced
building codes since Hurricane
Katrina. Please make note of this
when ordering stock plans without
modifications! Any stock plan orders
that are ordered with modifications
will be updated for the new codes, if
they haven't already been and if
requested. Make
sure to mention that you need the
plans changed for the new codes.
Each set will include
the following plans:
Exterior
Elevations- this plan shows
the front (done at 1/4" =
1'-0" scale) and the rear and
sides of the house (done at either
3/16" or 1/8" = 1'-0"
scale, depending on size of house),
including exterior materials and roof
pitch.
Floor
Plans- done at 1/4" =
1'-0" scale, these plans show
the placement of interior walls and
the dimensions for rooms, door,
windows, stairways, etc. of each
level of the house.
Foundation
Plan- done at 1/4" =
1'-0" scale, this plan details
the foundation of the house and
includes all dimensions, notations,
and footing details. See individual
plan pages for information on what
type of foundation plan comes with
the Basic set of plans (slab on
grade, chain wall, crawlspace,
basement, etc.) A different
foundation can be selected for an
additional charge, but is subject to
longer shipping times for
modification.
Basic
Roof Plan- done at 1/8"
= 1'-0" scale, this plan shows
the pitch of each roof section and
the direction of slope, including any
dormers, skylights, gables,etc.
Cross-Sections-
done at 1/4" or 3/8" =
1'-0" scale, this drawings shows
the details of the house as though it
were cut in slices from the roof to
the foundation, and details the
contruction of the home, framing,
insulation, etc.
Electrical
Plan- done at 1/4" =
1'-0" scale, this plan shows the
suggested locations for electrical
switches, fixtures and outlets.
Cabinet
Details- done at 3/8" =
1'-0" scale, this plan shows all
cabinet elevations, with sizes and
details shown.
General
Notes- details all IRC
requirements for building code.

home. While it is helpful in
receiving accurate bids for
home from contractors, it
should not be used for
ordering specific materials,
as it does not list
manufacturers or quality of

Study
Set- Study Set price
is fully credited when
purchasing either a blueprint
package or vellums of the
same plan within 90 days of
purchase of Study Set.

Mirror
Reverse Plan- useful
for building the home in the
reverse of the way it appears
on this website. These plans
are full right-reading
reversed plans- no text
appears backwards.

Framing
Plans Package- detailed
framing plans showing all
rafters, ceiling joists,
floor joists, studs, headers,
etc. All walls, all floors,
and roof included, as well as
several 3D views of the home
at different angles to show
just the framing. Detailed
materials list of all lumber
included, with cut lengths.
Consists of between 6-15+
sheets (24" x 36"),
depending on size of house. A
must-have if you will
be framing the house yourself
and a huge help to your
framing crew if you aren't. Framing Plans
must be ordered at the same
time as blueprint, cad, or
vellum order and will be done
to order. Expect 4-6 week
wait unless we notify you
that it's in stock for the
plan you want. If in
stock: $1500
If not in stock: 1 floor-
$3000; 2 floors- $5000; 3
floors- $7000

MODIFICATIONS:
The following is a list of
common modifications which we can do
to any of our plans.
Be aware when planning your budget
that you will have to purchase
reproducibles (vellums) or a CAD file
before modifications are made.

Modifications
are done at a flat rate of $50/hour,
with a min. charge of 10 hours ($500)
+ the base cost of the stock plan you
wish to be modified.
For example, Plan #04-012
Base Plan:
vellums: $600
Modifications: Make single-car
carport into double-car garage,
add brick veneer to sides and rear,
make foundation crawlspace instead of
slab-on-grade.
Foundation change charge: $300
Modifications time: 14 hrs @ $50/hr =
$700
Total cost
for modified vellums: $1600
If blueprints are
needed, they will be an additional
$50 per set requested.
We use a computer
software timer on our modifications
projects that begins and ends each
time we work on your order. We will
send the printout of this when we
send your invoice, so you can see the
amount of time which went into the
project.

NOTE: Due to regional
variations, local availability of
materials, local codes, and methods
of installation it is impossible to
include much detail on heating or
plumbing. Duct work, venting and
other details vary depending on the
type of heating, cooling system
(forced , hot water, electric, solar)
and the type of energy (gas, oil,
electricity, solar) that you use.
These details and specifications are
easily obtained from your builder,
contractor or local suppliers.

We offer Reproducible
Vellums of each plan. These sets can
be used to have your plans modified
by a local architect or designer. We
are not responsible for changes done
to our plans by another designer or
architect.
We also offer
downloadable PDF files for most of
our plans. Buy our home building
plans and get
immediate email delivery! No need to
wait for delivery of your house plans
by postal or courier! Simply send the
file to Kinko's or other copy shop
and have the plans printed to
24" x 36" size paper for
standard blueprints. Some plans allow
for printing at home on 8 1/2" x
11" size paper from your own
printer. Print as many copies as your
like, but the file is for your own
personal use- do not sell or
distribute the PDF file- it is
copyrighted and subject to $100,000
fines and jail time.
If you are unsure of
exactly the plan you would like, but
would like a closer look at the plan,
Study Sets are available. These
include all four exterior elevations
and the floor plans, shown at a small
scale. They are stamped "NOT FOR
CONSTRUCTION" and may not be
used to build a home, but can help
you decide whether a particular home
will fit your budget and lifestyle.
Study Sets are available in two
formats: blueprints (24" x
36") shipped to your home or
business, or .pdf file, printable on
your own printer on 8 1/2" x
11" paper.
Some plans are
available with CAD disks. See plan
pages for details.
If order is received
by 2 pm, stock plans are shipped the
next business day.
Stock plans that need to be updated
to new codes will take 2-3 weeks to
be shipped.
If you need modifications to stock
plans, expect 4-6 weeks, depending on
complexity and time of year
(spring and summer seasons will take
longer).
Return/Exchange
Policy
Blueprint packages may
be returned within 30 days for a 75%
credit on another set.
Vellums cannot be returned (except
for unopened, sealed packages) due to
ease in reproducing.
Study Set Rebate: You
will receive a full credit on a
vellums set or full blueprints set
(5, 8 or 10 sets of one plan) if you
purchase within 90 days of study plan
purchase.
